Description
The City of Chandler Development Services Department is currently seeking qualified individuals interested in joining our team as a Building Inspector Senior. This is a full-time, non-exempt position with benefits. This position will work a Monday – Friday 6:00-2:30 schedule.

Who we are:
The City of Chandler Development Services team, consisting of 83 positions, provides sound land use planning strategies, responsible design development standards, and high quality, safety compliant infrastructure in all areas of Development Services, including planning, GIS, building safety, development engineering, telecommunications and utility franchise, City fiber, transportation engineering, and customer service and permits.
We are a progressive and innovative team that partners with the development community, contractors, other departments, and citizens to deliver quality services in support of the City of Chandler's Mission and Values.
This is a regular full-time position, subject to a six (6) month probationary period. A register of qualified candidates will be active for four (4) months should another position become available.
The City of Chandler will conduct a pre-employment Department of Motor Vehicle driving record check as a condition of employment. An offer of employment is contingent upon acceptable results. All applicants hired will be required to be fingerprinted with successful results as a condition of continued employment.

These policies have not been altered by the passage of Proposition 207. The use of recreational marijuana is a violation of the City’s Drug Free Workplace Policy. Requirements
Class Summary
Performs skilled field work in residential and commercial building construction inspection to ensure compliance with electrical, mechanical, plumbing, structural, fire, energy and accessibility and other building and construction codes.
Essential Functions Overview

Essential Functions
1.Inspects industrial, commercial, residential buildings, including fire protection systems to ensure compliance with applicable codes and regulations during various stages of construction and remodeling.
2.Documents and suggests corrections for defects and inadequacies; identifies required corrections.
3.Reviews plans and specifications and ensures compliance with building codes; ensures that actuaconstruction conforms to the approved plans and specifications.
4.Documents all inspections, maintains inspection records and reports; presents oral and written reports.
5.Provides customer service and consultation to the general public, architects, engineers, designers ancontractors regarding building codes, inspection schedules and compliance.
6.Conducts research on new building and construction methods, materials and codes to stay current in thfield.
7.Coordinates inspection activities with other City departments and divisions; confers with architects, contractors, builders and general public in field and office.
8.Performs structure damage assessment reports to determine the extent of damage in order to obtain abuilding permit; performs investigations on illegal construction of buildings and additions to ensure City and building codes are met to be code compliant and permitted.
9.Updates training in LEAF to meet the minimum ISO annual training requirements.
Knowledge, Skills & Abilities
1.Principles, procedures, materials and standard practices of building construction including inspection stages when violations and/or defects are most easily observed and corrected; ability to suggest corrections to inferior or deficient design, workmanship, materials and other hazards in an on-site inspection.
2.City and other applicable building and construction codes (i.e., electrical, mechanical, plumbing, structural, heating, fire, energy, accessibility and other applicable codes); City zoning, development, construction, landscape and other applicable ordinances and codes.
3.Standard practices and procedures for field inspection, plan, permit and license application review, evaluation and approval including appropriate documentation.
4.Read, interpret and explain technical building codes, ordinances, plans, blueprints, diagrams, system maps, technical and operational manuals; read and interpret meters and testing equipment; relate plans, diagrams and blueprints to projects in various stages of construction and completion.
5.Federal, State and County OSHA regulations and City policies regarding safe work practices; adhere to site specific safety procedures (ex. hard hat, safety boots, safety vest, etc.); perform basic mathematical calculations; prepare clear and concise oral and written reports and maintain related correspondence (i.e., review, inspection and enforcement records and findings, etc.); operate a personal computer and related software or programs.
6.Operate a motor vehicle and abide by traffic laws and rules.
7.Apply teamwork principles; follow oral and written instructions and communicate effectively both orally and in writing.
8.Present a positive public image and maintain effective working relationships with other City employees and the public including in difficult and sometimes adversarial circumstances.
9.May be required to work evenings, weekends and overtime, as needed.
Supervision
Work is performed under the supervision of a Building Inspection Supervisor. This position does not supervise others.
Minimum Qualifications
A High School Diploma or GED and additional technical training; and three (3) years of experience in building inspection or three (3) years of construction work in one of the four major trades: Plumbing, Electrical, Mechanical or Building Construction or a related field and a minimum of one (1) year of building inspection experience; and one (1) ICC Certification within six (6) months of hire or promotion; and a valid Driver's License with acceptable driving record; or any equivalent combination of experience and training which provides the knowledge and abilities necessary to perform the work.
Physical Demands & Work Environment With or Without Reasonable Accommodation
The primary duties of this class are performed in a general office environment and outdoors and may include exposure to adverse weather conditions. This position requires:
Sufficient clarity of hearing which permits the employee to discern verbal instructions and communicate with others;
Sufficient visual acuity which permits the employee to perceive and discriminate colors or shades of colors, comprehend written work instructions, technical documents, blueprints and diagrams and move through unfamiliar buildings and across rough terrain;
Sufficient manual dexterity which permits the employee to operate standard office equipment and to make adjustments to equipment;
Sufficient body mobility, flexibility and balance to perform field inspections that require bending, stooping, kneeling, stretching and other physical exertions climbing ladders and scaffolding 40 feet or higher on buildings roofs and towers;
Sufficient ability to endure prolonged exposure to arid desert conditions (i.e., prolonged sun and heat exposure during summer months).
